Over 37 years in real estate, I have learned that buyers often begin their search by asking, “What can I buy?”
When you are buying a vacation or second home on Hilton Head Island, I believe there is a better question to ask first:
“How am I really going to use it?”
That answer can change almost everything about the property you should be looking for.
If this will primarily be a second home for you and your family, you may place more value on privacy, space and the community itself. If you plan to rent it when you aren't using it, proximity to the beach, rental demand and the community's rental rules become much more important.
Some buyers want a property that helps offset its expenses through rentals. Others don't want renters in their home at all. And some are buying a vacation home today that they hope will become their permanent home when they retire.
Those are very different buyers, even if they all begin by searching for Hilton Head vacation homes for sale.
The same is true when choosing a location. Sea Pines, Palmetto Dunes/Shelter Cove, Forest Beach and Folly Field can all offer access to the Hilton Head lifestyle, but they don't necessarily offer the same ownership experience.
A villa near the beach, a rental-oriented condo and a single-family home inside a gated community can each be the right choice for a different buyer.
The best Hilton Head vacation home isn't necessarily the best property you find. It's the property that best fits how you actually plan to use it.
Before worrying about countertops, furnishings or even price, decide what you want the property to do for you. Once you know that, choosing the right community and the right property becomes much easier.
